先搞懂：AI Agent 到底是什么？First: what exactly is an AI agent?
一句话：ChatGPT 是"会回答问题的顾问"，AI Agent 是"会动手做事的助理"。它能打开你电脑里的文件、整理资料、写好文案、做出报告，直接存进你的文件夹。In one line: a chatbot is an adviser that answers; an AI agent is an assistant that does the work. It opens files on your computer, organises data, writes copy, builds reports and saves them straight into your folder.

AI 每开一次新对话，都像新来的助理第一天上班，什么都不记得。记忆文件就是你放在它桌上的一本手册：你是谁、你做哪一区、文案怎么写、哪些事绝对不能做。它每次开工前都会自动先读一遍，你不用每次重复交代。Every new chat, the AI is like an assistant on day one: it remembers nothing. The memory file is a handbook you leave on its desk: who you are, your area, how you write, what it must never do. It reads it automatically before every job, so you never repeat yourself.
一个普通的文字档。名字固定：Claude Code 用 CLAUDE.md，Codex 用 AGENTS.md。.md 是 Markdown 格式，用记事本、TextEdit 都能打开。A plain text file with a fixed name: CLAUDE.md for Claude Code, AGENTS.md for Codex. .md means Markdown; Notepad or TextEdit can open it.
放在你的工作文件夹里（例如 AI-Work/）。Agent 在这个文件夹工作时就会读到它。In your work folder (e.g. AI-Work/). The agent reads it whenever it works in that folder.
每次开新对话（包括 /clear、/new 之后）自动读取。改完文件，下一次新对话就生效。At the start of every new chat (including after /clear or /new). Edits take effect in the next new chat.

三层手册：越靠近工作的文件夹，越优先Three layers: the closest folder wins

AI-Work/CLAUDE.md放：主攻区域、客户类型、通用规则For: your areas, client types, general rules
AI-Work/leads/CLAUDE.md放：客户分级规则、Excel 栏位说明For: lead grading rules, column meanings新手只要第 ② 层就够了。两份写法冲突时，以越"里面"的那一份为准。Beginners only need layer ②. If two files disagree, the innermost one wins.
应该写什么？What to put in it
- 你是谁、做哪一区、主攻什么房型Who you are, your area, property types
- 客户是谁（首购、投资、外国买家）Your clients (first-timers, investors, foreigners)
- 写作风格、语言、字数习惯Writing style, languages, length
- 固定格式：sq ft、psf、价格写法Fixed formats: sq ft, psf, price style
- 禁止事项：不夸大、不删原档Never-do rules: no hype, no deleting originals
- 文件夹里各文件是什么What each file in the folder is
- 密码、银行户口、身份证号码Passwords, bank accounts, ID numbers
- 客户的个人资料Clients' personal data
- 只用一次的临时任务（直接在对话说就好）One-off tasks (just say them in the chat)
- 很长的文章（越短越清楚，建议一页内）Long essays (keep it to about one page)

怎么建立和修改？三种方法Three ways to create and edit it
- A让它自己写（最简单）Let it write the file (easiest)直接说："请建立 CLAUDE.md，内容如下……"，把上面的范本贴进去。Codex 就把名字换成 AGENTS.md。Say: "Create CLAUDE.md with the following…" and paste the template. For Codex, use AGENTS.md.
- B用 /init 自动生成Generate it with /init输入
/init，它会看一遍文件夹再写出初稿。之后再补上"关于我"和"写作风格"。Type/init; it scans the folder and writes a first draft. Then add your "About me" and "Writing style". - C平时随口补充Add rules as you go发现它一直犯同一个错，就说："把这条规则加进 CLAUDE.md：价格一律写到小数点后两位 M"。Claude Code 也可以输入
/memory直接打开修改。If it keeps making the same mistake, say: "Add this rule to CLAUDE.md: always write prices to two decimal places in M." In Claude Code you can also type/memoryto open and edit it.
~/.claude）默认是隐藏的。在 Finder 按 ⌘+Shift+. 就能看到。On a Mac, folders starting with "." (like ~/.claude) are hidden. Press ⌘+Shift+. in Finder to show them.安装与设定（一次搞定）Install & set up (once)

黄金 5 步工作法The 5-step routine
不管做什么任务，都照这个顺序。熟了以后，你会发现 90% 的工作都能套进去。Whatever the task, follow this order. Once it sticks, 90% of your work fits into it.
- 开一个文件夹Make a folder一个任务一个文件夹，例如 listing-mont-kiaraOne task, one folder, e.g. listing-mont-kiara
- 把资料放进去Drop the files in房源资料、照片、Excel、PDFListing details, photos, Excel, PDFs
- 在该文件夹打开 AgentOpen the agent thereApp 里选文件夹，或终端 cd 进去Pick the folder in the app, or cd into it
- 用公式交代任务Brief it with the formula背景 + 任务 + 资料 + 格式 + 限制Context + task + files + format + limits
- 检查、追问、存档Check, refine, save不满意就说"改成…"，满意就"存成文件"Say "change it to…" until happy, then "save it"

点开任何一张卡片，看"白话解释"和"房产经纪怎么用"。绿色标签 = 第一天就要会；金色 = 进阶。Open any card for the plain-English explanation and an agent's use case. Green tag = learn on day one; brass = advanced.
两个工具更新很快，若名称略有不同，在输入框打 / 就会列出当前版本所有指令。Both tools update often. If a name differs, type / in the input box to list every command in your version.
房产实战场景：照着做就有成果Real-estate playbooks: follow and get results
选一个你今天就想完成的任务。每个场景都有：要准备什么、完整步骤、可一键复制的指令、做完要检查什么。Pick a task you want done today. Each playbook lists what to prepare, every step, a one-click prompt, and what to check.
指令生成器：不会写？填空就好Prompt builder: fill in the blanks
好指令 = 背景 + 任务 + 资料 + 格式 + 限制。左边填，右边自动组合，复制贴进 Agent 即可。A good prompt = context + task + files + format + limits. Fill in the left, copy the result on the right into your agent.
小技巧：大任务先加一句"先给我计划，我确认后再做"。Tip: for big jobs add "show me a plan first, wait for my OK".
安全守则：用得放心Safety rules: use it with confidence
AI 是助理，不是签字的人。成果要你过目、你负责。The AI is your assistant, not the signatory. You review it and you own it.
